A £350,000 investment is underway at 3 Rivergate, Bristol, to deliver a high-quality, occupier-ready office suite in response to growing demand for fitted city-centre workspace. 

Once complete, the 5,804 sq. ft fifth-floor suite will provide 52 dedicated workstations, four meeting rooms, two single-person ‘Teams’ pods, a modern kitchen with breakout space, and informal areas for meetings and collaboration. 

The fit out is being delivered by Lancer Scott, following initial concept designs by Fable and Form, with CBRE acting as project manager. 

The investment reflects a wider shift in occupier requirements towards fully fitted, ready-to-go workspace, a trend that has become increasingly prominent across the regional office market. As businesses seek to reduce upfront fit out costs and secure space that can be occupied more quickly, demand for turnkey office solutions continues to grow. 

The fit out of the office suite to the fifth floor is due to complete in October, with LSH and CBRE acting as joint letting agents on behalf of the landlord.

3 Rivergate underwent a comprehensive internal and external refurbishment in 2024, delivered by Lancer Scott with a project team including CBRE, AWW and Method Consulting. The transformation was positioned around workplace experience, sustainability and flexibility, achieving BREEAM Excellent, WiredScore Platinum, Fitwel 2 Star and an EPC A rating.  

The refurbishment was also named a finalist for Best Refurbished/Recycled Workspace at the 2025 BCO South West and Wales Awards.
