The Brief:
We were appointed by the landlord, Trinova, of Cardiff’s tallest office building, Capital Tower, for the CAT A refurbishment and light touch fit out of floors 18 & 23.
Our client wanted to create a modern, work-ready and practical space across both floors and envisioned a premium, newly renovated space for a ‘plug and play’ style solution that would appeal to prospective occupants. A space that’s flexible, where tenants can enhance with their own brand style and furniture.
The Solution:
Works included a complete strip out of the space, new suspended ceilings, upgraded M&E systems throughout, creation of various meeting rooms with new internal partitions, full decoration and flooring, as well as modern tea points.
Across the newly refurbished open plan spaces, we have included workstation areas, touchdown seating for more collaborative team working, meeting rooms of varying sizes, individual phone/’Teams’ booths and dedicated multi-functional zones for well-being, relaxation and prayer rooms. The breakout areas have been built to enable effective social space for teams to enjoy, with plenty of room for soft furniture pieces.
One challenge on this project was delivering external condensers to the roof of Capital Tower. By working closely with our mechanical contractor to employ a specialist crane company, we were able to successfully add five external condensers to the roof of the city-centre building. We worked together with local authorities to implement a full overnight road closure to allow for the safe lifting of the condensers into position.
During the scope of works the building was in live occupation, and particular attention was needed for all noise pollution, which was coordinated and kept to a minimum to avoid disruption to existing building tenants. Our programme also needed to accommodate a plan for heavy footfall areas, with materials and deliveries coming in and out of the busy serviced office block.
With panoramic views over Cardiff, floors 18 and 23 at Capital Tower now offer prospective occupants a fresh, high specification working environment in the heart of the city.
