Lancer Scott was appointed to deliver a significant refurbishment of One Castle Park, a prominent seven-storey office building in central Bristol. The project aimed to transform the 1980s building into a contemporary, sustainable workspace. Works included:
- Initial Strip Out and Demolition Works
- Full Window Replacement: Complete replacement of all external windows to enhance thermal efficiency, including major structural adaptions to accommodate and enlarge new windows and full height curtain wall replacement.
- Phased Office Refurbishment: The 70,000 sq ft internal office spaces and 11,000 sq ft welfare and communal spaces underwent a phased refurbishment to ensure minimal disruption to existing tenants, with careful planning to maintain building access and safety
- Cat A Works: New grade A office space including new SAS raft details with new M& E installed throughout whilst maintaining existing systems were operational at all times.
- Cat B Commercial Fit-Out: We provided a full turnkey solution with our in-house design team inclusive of bespoke feature joinery and full furniture package.
- Roof Works and Roof Terrace: Comprehensive repairs and improvements to the roof structure, along with the addition of a new 5th-floor roof terrace and PV install.
- Basement Cycle & Shower Facilities: Creation of modern best-in-class facilities to encourage sustainable commuting, including secure cycle storage and contemporary shower and changing rooms.
- Communal Courtyard Garden: Enhancing the building’s external communal space to provide a tranquil breakout area for tenants and visitors.
- New Reception, Cafe and Business Lounge
One Castle Park has been awarded a BREEAM ‘Very Good’ rating in recognition of its environmental credentials. Sustainability has been a key focus throughout the project, with measures implemented to improve energy efficiency and reduce the building’s carbon footprint. This includes:
- Solar PV Installation
- Energy-Efficient Systems and Materials
- Biophilic Design Elements
- EV Charging points and extensive Cycle storage and facilities
The complexity of this project required thorough planning to ensure minimal disruption to tenants, as the building remained occupied throughout the works. Lancer Scott worked closely with stakeholders to manage phased works efficiently, ensuring business continuity while maintaining safety and access for tenants.
