The Brief:
To meet modern-day tenant expectations, Lancer Scott was appointed as Principal Contractor for the landlord refurbishment works at Cardiff office building, One Central Square.
The aim of the refurbishment was to deliver much needed Grade A workspace in one of South Wales’ most sought-after office destinations.
The Solution:
One Central Square was a major and complex project; standing tall at nine-storeys high, the office block underwent a comprehensive refurbishment across 70,000 sq. ft.
The £1.3m programme of works included a full strip out across five floors, removal of redundant plant and equipment, and reinstatement to open plan layouts, exposing soffits, and replacing ceilings and raised access flooring across the levels.
As part of the CAT A refurbishment being delivered on behalf of the landlord, we were tasked with revitalising the office space, with subtle enhancements and upgrades to functionality and aesthetics.
Throughout the 12-week programme of works, the project was shaped by logistical constraints of a live city centre building that required careful management and coordination with local council. The building was occupied with tenants across the floors which meant our team needed to be mindful of all building work noise, where out of hours and weekend work was required.
The outcome? Five floors of city-centre office space successfully upgraded with vast potential, and ready for occupiers to make their own.
