The Brief:
Lancer Scott was commissioned for the refurbishment and facade remediation works at serviced apartment block Latitude 52 in Devonport, Plymouth.
The essential upgrade aimed to significantly improve the safety and performance of the building whilst enhancing its overall look and market appeal.
The Solution:
The tower block was a former sailor’s rest centre which converted into 102 apartments in 2004, where an additional two storeys were constructed.
The £2.5m programme of works mainly involved replacing the previously non-compliant timber cladding system found in the original construction, and installing a state-of-the-art, non-combustible rainscreen cladding solution that complies with all fire safety standards and building performance specification.
Before the re-cladding works commenced, and to gain full access to the high-rise building, specialist scaffolding was installed featuring triple-stitched netting for working at height protection and screening from the elements.
Our specialists upgraded the old window support system, replacing the rotting timber support frames with new galvanised steel structures. We strengthened the brickwork substrate, upgraded the ventilation grilles, and installed the fire compartmentation barriers to design specification.
With a strong focus on programme and logistical planning, all works were carried out with the tenants remaining in occupation. Regular briefings were provided by our Tenant Liaison Officer, ensuring clear communication of works and with minimal disruption and noise.
Delivered to the highest standard, and together with our supply chain, on behalf of the client, we’re proud to have successfully upgraded Latitude 52 into a structurally safe and modern place to live, allowing residents to feel safe in their homes.
